SECURE YOUR HOME

-When we reach the agreement, you'll give earnest money (usually about 1% of the price) to be held by a neutral party until closing

-Once the sellers have signed a contract with you, they're not free to sell it to anyone else unless you reject it or fail to complete your purchase
INVESTIGATE AND APPROVE YOUR HOME
You and your lender have time to make sure everything about your new home looks good before you complete your purchase. It will usually take about a month to close on your home once we have a contract, and the investigation process has 4 basic phases.

1. DISCOVERY: I'll gather lots of information (at no cost to you) for you to review, and I'll help you find answers to any questions it generates. Your lender will also be gathering lots of information from you.
​
2. INSPECTION: We can do any inspections that make sense to find out what you need to know about your new home (other than the earnest money, paying for your inspections is the only money you'll spend before we close), and we'll negotiate with the sellers to resolve any issues we find.
​
3. APPRAISAL: Your lender will have an appraiser confirm that you are paying a fair price.
​
4. UNDERWRITING: If you're not satisfied with what you've learned in the first three phases, we can cancel your contract and get your earnest money back. Otherwise, the underwriter will confirm that all the needed information is gathered, approve your loan, and prepare your paperwork.
